The appraisal process can take anywhere between 3 to 7 business days from the date the appraisal is ordered, but can sometimes be faster or slower depending on the circumstances.  Some factors that can affect the process are the location of the property: suburban and urban based appraisals usually have a faster turn around time then rural properties. Complexity of the property: Unique or complex properties may require more time for research and evaluation, potentially extending the appraisal timeline. Appraisal Report Preparation: After the property visit, the appraiser needs time to complete their report.

Yes, in most cases, the appraiser will need to inspect the interior of the property. This allows them to assess features like layout, condition, and updates, which are critical to determining the property’s value.

Usually not.  Appraisals are very specific on who can rely on the information within an appraisal report.  Every appraisal has an Authorized User,  and a specific purpose detailed in the report. The Authorized User is the only individual or entity that can rely on the appraisal report and for the specific purpose identified in the report.  There are some instances where it is possible to have a reliance letter prepared to allow for an additional user – use.  These are quite specific cases and often have quite specific requirements for the information included.  Your appraiser can discuss these instances with you.

Appraisals for lending purposes, the Authorized User of the appraisal report is the lender.  An appraiser cannot release the appraisal report to the borrower(s), even if they have paid for the service because they are not the Authorized User of the appraisal report.



Yes, appraisers that are in good standing with the Appraisal Institute of Canada are required to or have completed a university level program along with additional educational requirements through the Appraisal Institute of Canada. There are also annual and bi-annual educational requirements that must be completed through the Appraisal Institute of Canada to be a member in good standing.
